Mission
Eliminate structural AEC inefficiencies by unifying the built-environment lifecycle on one platform.
For owners
Stay current on permit status, construction close-out, and occupancy readiness — without running the day-to-day model.
First generative design in under 11 minutes. No IT setup. No migration.
Demo session timing — not a measured cohort median.
plinth.OS gives owners a shared project record from pre-design through handover: live compliance status, human-reviewed permit prep with Otto, cost visibility, CMAA-framed construction trackers, and a living digital twin at occupancy — so you see progress without managing every drawing set.
Industry context above (WA state). LA-specific benchmarks in progress as our private beta cohort grows.
Mission & Vision
Eliminate structural AEC inefficiencies by unifying the built-environment lifecycle on one platform.
Every project from brief to occupancy runs on one OS — permit delays extinct, compliance continuous.
Automate without cutting corners on accuracy.
Same real-time data for every project role.
Filings improve compliance patterns using Data with all identifying project/client details removed and combined across many projects — not traceable back to any one firm. Training on your design schemes requires explicit written opt-in — see Trust & Liability..
Own the outcome from brief to handover.
Every dollar saved is measured and proven.
Product & Solution
Built for architects, designers, developers, and owners — one connected record across pre-design, design, permitting, procurement, construction, and handover. Phase structure aligned to AIA and CMAA standard practice.
Live todayOn our roadmap
Each phase feeds the next — nothing re-entered, nothing lost.
Programming, site research, and AHJ/zoning intake — owner requirements and parcel constraints before the first massing move.
Generative BIM + VR with spatial AI — zoning, setbacks, solar, wind, noise, and A building's outer shell — walls, roof, windows, and insulation.. Live code check runs continuously on the same model (no separate step).
Meet Otto, your AI permit agent — identifies agencies, prefills forms from real public LA permit records where available, and prepares digital portal submissions for human review.
Real-time cost AI linked to the design model for procurement-ready specs, with Revit + IFC interchange.
Request Demo Access →CMAA-aligned field record: change orders, A requirement the agency attached to the permit that must be closed out before or during construction., and auto-drafted Architect's Field Report — a dated record of what the architect observed on site, often with photos and follow-ups. linked on one timeline.
On occupancy, the project becomes a living digital twin that feeds future design intelligence.

About us
plinth.OS is an AI-native operating system for architects, designers, developers, and owners — the six-phase connected record.
Instead of re-keying zoning logic, life-safety sheets, and permit narratives across separate tools, teams generate massing, validate code, prepare agency-ready packages, estimate cost, and hand over a living twin on one connected record. Works with Revit via Autodesk Construction Cloud, or through Open, non-proprietary file formats for building design data — an alternative to being locked into one software vendor. when you do not run Revit.
All six phases share one connected record — no dropped handoffs.
Purpose-built for architects and designers who own the model, and for developers and owners who need the same record as programs scale.
AI accelerates prep and checks; licensed professionals review and sign before anything is filed.
Trust
Architecture firms trust us with client sites, proprietary schemes, and pre-submission permit packages. Here is how we handle that responsibility before you roll out firm-wide.
Production tenants run with TLS 1.2+, encryption in transit and at rest, role-based access controls, audit logging, and annual penetration testing. Enterprise prospects can request our security brief and control matrix ahead of the Q1 2028 audit target (post seed close).
Your briefs, massing, drawings, and permit packages remain yours. plinth.OS does not claim ownership of project geometry, resell client work, or train public models on your schemes without explicit written opt-in.
Starter can process geometry and permit prep ephemerally in-session without long-term retention. Studio and Enterprise store encrypted project records in United States cloud regions by default, with export on request and retention policies you control.
GDPR-aligned data processing terms are available for international firms. We provide a Data Processing Agreement and subprocessor list for information technology review.
Otto, your AI permit agent, prepares agency-ready packages; a licensed architect, expeditor, or firm reviewer signs off before submission. AI flags conflicts and missing artifacts — it does not replace professional judgment or stamp drawings.
Every code check records the rule, score, and model state that produced it. Firms can export the compliance narrative with the package for internal QA and jurisdiction review.
E&O coverage is under active review ahead of Studio-tier rollout. Firms retain professional liability for stamped work; plinth.OS covers platform delivery and data handling under our service terms.
Who signs the permit package? plinth.OS is built for human review, jurisdiction-specific workflows, and clear accountability — not autonomous filing without oversight.
Works alongside your current tools
Integrates with the stack you already run — low disruption, no rip-and-replace.
Risk-averse firms trial on Starter, then expand project by project — not all at once.
Business Model
Starter is the design beachhead for architects and designers — upgrade to Studio when permitting, procurement, and ROI visibility matter. Studio base $36,000/yr ($3,000/mo) plus success fees on approvals — modeled ACV blends higher with filing volume · ~78% gross margin (modeled).
How firms adopt plinth.OS
Free tier — no contract, no IT setup. Run generative design and compliance on a live brief in minutes.
Run one real project through Otto ($500 per filing) when permitting matters — before any firm-wide Studio rollout.
Standardize on Studio once ROI is visible in the dashboard — seats scale across active projects.
Multi-jurisdiction, unlimited projects, and white-label when the portfolio needs one connected record.
Personalized estimate
Based on $31K average cost per permit delay Building Industry Association of Washington estimate, via NAHB “Blueprint to Address the Housing Affordability Crisis,” Jan 2025. Washington State average — not a national or LA-specific figure. and an estimated 35% reduction in delay exposure.
This estimate uses a Washington State industry benchmark ($31K/permit delay, BIAW via NAHB) applied against a projected reduction rate. It is not based on LA-specific or plinth.OS cohort data yet, and should be treated as a rough industry-context estimate — not a guaranteed or verified outcome.
Example: 12 permits/year at $8.00M average project value ≈ $137K estimated annual savings.

Positioning
Most tools stop at design — and leave permit prep as a manual handoff. plinth.OS is built for architects, designers, developers, and owners who need the six-phase connected record.
Most tools cover one part of this process — plinth.OS covers all of it, from pre-design through handover.
Sized for the firms enterprise suites price out — where principals still own permitting, not a separate department.
One workflow across the six phases — instead of re-keying zoning logic across three tools before every filing.
Works with Revit when you have it, and through IFC and open BIM when you do not — one connected record stays yours.
Every filing improves jurisdiction-specific compliance patterns using de-identified, aggregated data.
Each filing reuses jurisdiction context and compliance logic — so the second project moves faster than the first.
The platform tracks time and dollars saved per project — so renewal is tied to measured outcomes, not shelfware.
